Custom Docks for Vivid Shores' New Bonita Springs Lake Homes

Vivid Shores is Bonita Springs' newest lakefront community, built by Pulte and Stock Development across 1,031 gated acres off Bonita Grande Drive. More than 400 acres of it is boatable water.

It's also one of the last of its kind here. Bonita Springs is largely built out, and lakefront land in a new gated community isn't something that comes up again.

Because the community is still being built, most people reading this are at one of three points: choosing a homesite, watching a house go up, or newly moved in. What you should be doing right now depends on which. We've written this page that way.

One thing worth knowing before anything else. Not every homesite here can have a private dock.

Not Every Homesite Comes With a Dock

Vivid Shores has lakefront homes and it has homes with lake views. Those aren't the same thing, and only some homesites are approved for a private dock.

That distinction matters most before you sign. A lot with a lake view behind it may sit above a preserve buffer, a shared shoreline, or a section of bank where docks aren't permitted. The house is identical. What you can do with the water behind it isn't.

If you're still choosing, ask the sales team directly whether the homesite you're considering allows a private dock, and get it in writing. Builders will tell you. It's a normal question and the answer is usually clear. What causes trouble is assuming that lakefront and dock-eligible mean the same thing.

We're glad to look at a plat or a community map with you before you commit. There's no charge for it and no expectation that you use us afterward. It takes a few minutes and it's a lot cheaper than finding out later.

If your homesite is dock-eligible, everything below applies. If it isn't, the community's shared water access still gets you on the lake, and we can talk about a shoreline platform or a lakeside deck instead where the community permits one.

Still choosing a homesite

Ask about dock eligibility before you commit, not after. Beyond that, a few things are worth looking at while you still have options.

Water depth varies along a shoreline. So does the width of your frontage, which sets how much dock you can actually build. Two lots at the same price can support very different structures. If a dock matters to you, it should be part of how you compare homesites rather than something you sort out afterward.

Bring us the plat. We'll tell you what each lot can realistically hold before you're committed to one.

Under construction

This is the easiest window and most people miss it.

Getting equipment to the water is straightforward across an open lot and awkward once landscaping, a pool cage, and a screen enclosure are in. If your build is underway, tell us now and we'll work to your schedule.

It's also the moment to run conduit for dock lighting and lift power. Cheap during construction, a nuisance afterward. Even if you're not adding either yet, putting it in keeps the option open.

And if you don't know what boat you're buying, that's fine. Pilings and structure go in once. A lift bolts on later, as long as the structure was sized for one.

Moved in

No problem at all. We build on finished lots constantly.

It takes more care getting equipment to the shoreline, and we plan for that at the site visit rather than discovering it on the day. Otherwise the process is the same: we measure, we check the bottom, we design to your frontage, and we handle the approvals.

If you bought a home with a dock already in place, a structural inspection tells you what condition it's actually in.

What Bonita Springs Adds

Vivid Shores sits roughly two miles from Bonita Beach. That proximity shapes the build in ways worth knowing.

It's freshwater, not coastal. The lakes here are freshwater, so we're not fighting salt corrosion. That changes hardware selection and means budget goes into structure, span, and finish rather than heavy corrosion protection. If you've owned a dock on a canal or in a Gulf-access community before, expect a different maintenance picture.
Salt air still travels. Two miles inland is close enough that airborne salt reaches exposed metal, particularly on prevailing onshore winds. It's a milder problem than immersion, but it's not nothing. We spec fasteners and hardware accordingly rather than treating the site as fully inland.
Storm exposure is real. Bonita Springs takes weather from the Gulf. A dock here needs to handle wind loading and surge-driven water movement that a lake twenty miles inland wouldn't see. We build to that, and we'd rather explain why a structure is specified the way it is than quietly under-build it.
You get both kinds of boating. Freshwater lake behind the house, Gulf access a short drive away. Plenty of owners here keep a lake boat on a lift at home and trailer something else to the coast. If that's you, tell us at design, because a dock built around one boat and a dock built around two look different.

Common Questions

Can every home at Vivid Shores have a dock?

No. Only select homesites are approved for a private dock. Lakefront and dock-eligible aren't the same thing, so confirm with the sales team before you sign, and get it in writing.

Should I plan the dock before or after the house is finished?

Before, if you can. Shoreline access is far easier across an open lot, and running conduit for lighting and lift power during construction is straightforward. Afterward it's a nuisance. If your home is already done, we still build without difficulty.

Do I need a lift, or just a dock?

A dock alone is enough if the boat trailers or you're mainly paddling. A lift makes sense once the boat stays in the water. It keeps the hull clean, prevents waterline staining, and saves a ramp trip every time.

Is a freshwater dock different from a canal dock?

Yes, in the details. No salt immersion means less corrosion protection and different hardware. But Bonita Springs is close enough to the Gulf that airborne salt and storm exposure still factor in, so it isn't a fully inland build either.

How long does the whole thing take?

Most of the calendar is approvals rather than construction. Design takes a week or two, architectural review and permitting take considerably longer, and the build is measured in days. We tell you where the waiting is before you commit.
