Building Docks for One of Naples' Premier Boating Communities
The Quarry opened in the mid-2000s. That means most of the docks and lifts here went in around the same time, and they're now reaching the same age together.
Twenty years is a long time for a structure that sits in water. Lift cables stretch and fray. Motors get louder. Pilings work loose. Decking that looked fine last season starts to flex underfoot. Most of it happens slowly enough that you don't notice from the lanai.
J&M Marine Construction is based in Naples, a short drive from The Quarry. We build new docks and lifts here, but a lot of what we do now is assessing what's already there and telling owners honestly what needs doing.
This page is a walkthrough. Ten minutes on your own dock, eight things to look at, and a straight answer on what each one means. Take your phone with you.

Boating at The Quarry
Worth a short detour before the walkthrough, because how you use your dock determines what wears out on it.
The Quarry has three connected lakes: Stone, Heritage, and Boulder. Stone Lake is the largest and deepest in Collier County. These are full-power freshwater lakes, which is rare in the Naples area. Powerboats up to 26 feet are permitted, along with jet skis, wakeboarding, water skiing, and sailing. Boulder Lake carries a dedicated slalom course.
The lakes are former limestone quarry pits, which is where the community gets its name. Quarried lakes are deep, clear, and steep-sided compared with a dug retention lake, and that shapes both the boating and what your dock had to be built to handle.
For a twenty-year-old structure, that history matters in one specific way. A dock here has spent two decades carrying real boats on an active lake. Constant wake, heavier lift loads, and frequent use all age a structure faster than a quiet lake would. If you're comparing your dock to one on a paddle-only lake, don't. Yours has worked harder.
The 10-Minute Dock Check
Work through these in order. Most take under a minute. You don't need tools, though a flashlight helps for the underside.
1. Pilings, at the waterline
The waterline is where pilings fail first. Wood dries above it and stays wet below, and the band in between takes the worst of both.
Look for softness, deep checking, or a visible waist where the piling has thinned. Push against the dock and watch whether any piling moves independently of the frame. Movement is the signal that matters more than appearance.
2. Pilings, below the water
Look down. On these lakes you often can, which is an advantage of clear quarry water.
You're checking for the same thinning below the surface, and for marine growth heavy enough to hide what's underneath. If you can't see the base, note it and move on. That's a job for someone in the water.
3. Decking
Walk the whole surface, slowly, in bare feet if you're comfortable.
You're feeling for flex, sponginess, and boards that move under weight. Then look: cupping, splitting at the ends, splintering, and fasteners that have risen above the surface. One or two soft boards is a repair. Flex across a whole section usually means the framing underneath, not the boards.
4. Fasteners and connections
Get low and look at where things join. Bolts through beams, brackets at the piling tops, joist hangers.
Rust bleeding down the wood, bolts you can turn by hand, elongated holes, and any hardware that's obviously a different metal from what's around it. Mixed metals in constant moisture corrode faster than either would alone.
5. Framing, from underneath
Flashlight. Look at the beams and joists under the deck, especially at the ends where they meet a piling or a bracket.
You're looking for rot at the bearing points, cracks running with the grain, and sag between supports. Sight along a beam and you'll see a dip that isn't obvious from above.
6. Lift cables
This is the one that matters most for safety, and the easiest to check.
Run your eye along the full length of each cable, including the section on the drum. Broken strands, fuzzing, kinks, rust, and flattening are all end-of-life signs. If you see broken strands, stop using the lift. A cable that's begun to fail doesn't get better and it fails under load, with your boat on it.
7. Lift motor, gearbox, and bunks
Run the lift through a full cycle with nothing on it. Listen.
Grinding, chattering, a motor that hesitates before starting, or one side rising faster than the other are all worth noting. Then look at the bunks or cradle pads: cracked, compressed, or carpet worn through to the frame.
8. Electrical
Look at the box, the conduit, and any dock lighting.
Corrosion at the enclosure, a cover that no longer seals, cracked conduit, and light fixtures full of water. Don't open anything or test it yourself. Note what you see and leave it there.

The rough rule: anything that carries load or carries current gets dealt with now. Anything that's wearing rather than failing can be planned. Anything cosmetic is your call.
One more thing worth saying. At twenty years, problems tend to arrive together, because everything was installed together. If two or three rows above describe your dock, you're likely looking at a bigger conversation than a repair. That isn't a sales pitch — sometimes the honest answer is that three repairs cost more than they're worth, and sometimes it's that a rebuild is premature and you've got another five years. We'll tell you which.
Private Docks and Deeded Slips
Two different things at The Quarry, with different rules.
A private dock sits behind your home on your own frontage. You own the structure, you maintain it, and everything in the walkthrough above is yours to deal with.
A deeded boat slip is a numbered slip in a community marina, deeded to a specific property. Some homes here carry one even though the house isn't on the water. The slip is yours, but it sits in shared infrastructure, which means the association has a say in what you can do to it and what maintenance falls where.
That distinction matters if you're buying. A listing that says "boat dock" might mean either. Ask which, ask for the slip number if it's deeded, and ask what the association covers.
It matters for repairs too. Work on a private dock is between you and your contractor. Work on a deeded slip usually needs the association's sign-off first, and the lift on it may be yours while the structure under it isn't. Worth knowing before you commission anything.
Buying a home here with a dock or slip already in place? A structural inspection before closing tells you what you're inheriting. On a twenty-year-old dock that's not a formality.

Dock repairs and maintenance — piling resets and replacement, framing repair, decking replacement, hardware. Plus routine maintenance if you'd rather catch things annually than find them on a walkthrough.
Inspections — a proper assessment when the ten-minute version raises more questions than it answers, or before you buy.
Rebuilds and new docks — when repair stops making sense. Custom docks, composite decking if you're tired of resealing wood.
New lifts — sized properly for what you own now, which may not be the boat the original lift was built for. Also canopies and upgrades.
Accessories — ladders, cleats, bumpers, and lighting. Often the cheapest way to make an ageing dock feel new again.
The upgrade point is worth a line on its own. Boats got bigger over twenty years. A lift specified in 2006 may be undersized for what's on it now, and a lift running near its limit is the one that fails.

Questions
How long should a dock last at The Quarry?
Depends on materials and use, but twenty years is where most structures start needing real work rather than touch-ups. Pressure-treated wood, hardware, and lift components all reach end of life around the same point, especially on an active lake.
Is it worth repairing a twenty-year-old dock or should I replace it?
It depends on how much is failing at once. One or two issues is a repair. Pilings, framing, and lift all showing wear together usually means repair costs approach rebuild cost without buying you the years. We'll give you the honest comparison.
My lift cable looks frayed. How urgent is that?
Urgent. Stop using the lift. A cable with broken strands fails under load, which means with your boat on it. Cable replacement is one of the cheaper jobs on a dock and one of the worst things to defer.
Can you work on a deeded boat slip?
Yes, though it usually needs association sign-off first since the slip sits in shared infrastructure. Tell us it's a deeded slip when you call and we'll factor that in.
Do you service lifts you didn't install?
Yes. Most of our repair work at communities this age is on equipment somebody else put in twenty years ago.
